SUMMARY

  • Follow all company and safety and security policies and procedures; report maintenance problems, safety hazards, accidents, or injuries;
  • and complete safety training and certifications. Ensure uniform and personal appearance are clean and professional, maintain the confidentiality of proprietary information, and protect company assets.

    Welcome and acknowledge all guests according to company standards, anticipate and address guests' service needs, assist individuals with disabilities, and thank guests with genuine appreciation.

    Speak with others using clear and professional language. Support team to reach common goals. Ensure adherence to quality expectations and standards.

    Reach overhead and below the knees, including bending, twisting, pulling, and stooping. Move up and down a ladder. Grasp, turn and manipulate objects of varying size and weight.

    Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance. Stand, sit or walk for an extended period of time.

    Safety and Security

  • Use proper equipment, wear appropriate personal protective clothing (PPE), and employ correct lifting procedures, as necessary, to avoid injury.
  • Complete appropriate safety training and certifications to perform work tasks.
  • Follow Hazardous Material Management Program procedures for handling and disposing of chemicals, fertilizer,
  • Pesticides, blood-borne pathogens, etc., including using Material Safety Data Sheets (MSDS).
  • Report work-related accidents, or other injuries immediately upon occurrence to manager / supervisor.
  • Follow policies and procedures for the safe operation and storage of tools, equipment, and machines.
  • Identify and correct unsafe work procedures or conditions and / or report them to management and security / safety personnel.
  • Follow property-specific procedures for handling emergency situations evacuations, medical emergencies, Natural disasters).

  • Residence Owners Relations

  • Welcome and acknowledge each and every Residence owner with a smile, eye contact, and a friendly verbal greeting, using the guest's name when possible.
  • Actively listen and respond positively to the Residence owner's questions, concerns, and requests using brand or property-specific LEARN, PLEASED, Guest Response, LEAP) to resolve issues, delight, and build trust.
  • Address Residence owners’ in a professional, positive, and timely manner.
  • Understand that only make safe (in case of any emergency, water leakage) engineering services are provided to the Residence owners inside their unit.
  • Anticipate needs, including asking questions of guests to better understand their needs and watching / listening to guest preferences, and acting on them whenever possible.
  • Assist other employees to maintain proper coverage and prompt guest service.

  • Install, Maintain, and Repair Items

  • Ensure that all flammable materials are stored in OSHA and EPA-approved containment devices.
  • Maintain Building and Property

  • Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager / supervisor.
  • Maintain appropriate logs / records.
  • Actively participates in the preventive maintenance program.
  • Carry out all works as per the country's technical regulations and safety standards.
  • Ensure all Residences common areas are properly maintained and in good condition, including hallways, elevators, elevator landing areas, pool decks, fitness center, squash court, sauna rooms, public restrooms, parking, front-drive, entrance lobby, parking, wadi, etc
  • Ensures all jobs allocated are carried out efficiently and promptly
  • Responsible for maintaining working tools in service-able condition.
  • Responsible for day to day maintenance
  • Carpentry

  • Carry out all repair and replacement work for gypsum board ceiling and tiles ceiling including splines, channel, and supports.
  • Repair and replace accessories for all kinds of doors including repair of doors.
  • Assist with the removal of furniture and equipment in natural threats.
  • Carry out maintenance and repair work as required
  • Carry out day to day maintenance within the building where problems of a carpentry nature occur
  • Fix shelving and cabinet construction
  • Fix door locks and security items, as well as various types of windows and glazing
  • Remove damaged or defective parts or sections of structures and repair or replace, using hand tools
  • Finish surfaces of woodwork or wallboard in houses and buildings, using paint, hand tools, and paneling
  • Fill cracks and other defects in plaster or plasterboard and sand patch, using patching plaster, trowel, and sanding tool
  • Painting

  • Apply paint, stain, varnish, enamel, and other finishes to property walls, ceilings, and furniture using brushes, spray gus, or rollers while maintaining property color scheme specifications.
  • Apply primers or sealers to prepare new surfaces, such as bare wood or metal, for finish coats.
  • Remove old finishes by stripping, sanding, wire brushing, burning, or using water and / or abrasive blasting.
  • Cover surfaces with drop cloths or masking tape and paper for protection during painting and post appropriate paint signs.
  • Clean up and store paint and painting tools and equipment in appropriate areas.
  • Coordinate with vendor in order to modify colors of paint, stain, or varnish with oil, thinning, and drying additives in order to obtain desired colors and consistencies.
  • Carry out all preparation works and decorate all ceilings and walls within the property
  • Prepare and decorate all woodwork doors, architrave’s, window and skirting boards
  • Strip and prepare all walls to take new wallpaper as and when instructed to do so
  • Be responsible for equipment, products, cleanliness, and hygiene of the treatment areas.
  • Apply paint, stain, varnish, enamel, and other finishes to property walls, ceilings, and furniture using brushes, spray guns, or rollers while maintaining property color scheme specifications.
  • Clean up and store paint and painting tools and equipment in appropriate areas.
  • Coordinate with vendor in order to modify colors of paint, stain, or varnish with oil, thinning, and drying additives in order to obtain desired colors and consistencies
  • Masonry

  • Carry out all tiles grouting and blocking and other assigned civil works duties within the complex
  • Carry out preventive maintenance schedules for masonry jobs as directed by Superiors
  • Repair, maintain and alter buildings, retaining walls, and other brick or stone edifices
  • Mix mortar, lay bricks, and stones or concrete sidewalks and make and repair steps
  • Patch and replace a brick or stonework chimneys
  • Install and repair tile floors or walls
  • Read blueprints and plaster ceilings or walls
  • Estimate masonry jobs and carry out carpentry work incidental to masonry work.
  • Carry out repair works for marble, wall stone cladding, sandstone tiles, interlocks, curbstones etc
