Job Description and Requirements

The Role

  • The Senior Accountant will provide a key support function to the Chief Financial Officer in the commercial management of the company's real estate portfolio and in the carrying out of day to day financial tasks.
  • The Senior Accountant will be an active member of the Finance Team supporting the internal processing of sales and leasing activities of company owned real estate assets including liaison with buyers, tenants, appointed consultants and lending institutions.
  • Under the direction of the Chief Financial Officer, the Senior Accountant will further support the management of company and subsidiary financial accounts and reports to enhance the function and services provided by the Real Estate and Financial department.
  • Responsibilities

  • To manage existing and new buyer and tenant relationships in relation to their dealings with the Company, and company owned real estate assets
  • Support the CFO in communicating with appointed consultants, contractors and other real estate project-related stakeholders
  • Ensure all Real Estate project related commercial information is up to date and available internally and externally
  • Positively support in the development of internal and external relationships with the department
  • Provide specific administrative, financial and commercial support to assigned projects as directed by the General Manager
  • Promote and foster a strong team culture and positive communication within the Real Estate and Finance Team and throughout the wider business
  • Ensure the Group quality standards are met and enhanced
  • Real Estate Projects

  • Manage all leasing and purchase transactions as provided by appointed consultants
  • Liaise positively with all appointed real estate consultants and contractors in the management of company held real estate assets
  • Support the maintenance of accurate records of the occupancy and commercial (income) status of all real estate assets
  • Support the calculation and processing of liquidated damages, interest charges, settlements, service charges and other related financial matters as required by the CFO
  • Generally support the sales, leasing and marketing activities related to real estate projects
  • Support the assessment of financial performance and financial reporting related to real estate projects
  • Support the management and upkeep of internal company accounts for real estate projects including the generation of reports for lending institutions
  • Accounting and Finance

  • Understand the Company's accounting processes and work within the set policies and procedures;
  • Issue receipts for sales and rental collections
  • Update and reconcile sales and rental collections
  • Check and initialize the invoices issued to clients
  • Provide account statements for clients
  • Liaise with Abu Dhabi National Properties on queries, rental issues and contracts due for renewal
  • Book all rental and sales income
  • Keep record of post-dated cheques collected
  • Ensure correct recognition of current year and post year rental income
  • Control and post all supplier invoices
  • Prepare cheque payments or transfer letters
  • Book monthly water & electricity bills & payments
  • Accounts for Etisalat and Du telephone bills
  • Prepare payments to suppliers as per the agreed terms
  • Book all payment transactions
  • Manage and book all petty cash transactions
  • Prepare and analyse monthly, quarterly and annual management reports
  • Prepare and analyse project expense reports
  • Compile annual budgets
  • Do budget variance and trends analysis
  • Prepare cash flow forecasts
  • Prepare and analyse monthly report of building rental income and expenses
  • Prepare and maintain payroll
  • Review and reconcile all bank accounts
  • Other duties assigned by CFO
  • People, Leadership and Teamwork

  • Ensure professional control of high-pressure situations as required
  • Demonstrate decisiveness and presence when dealing with colleagues,
  • Ensure a thorough understanding of policies, procedures and practices as set by the Human Resources department and comply with these
  • Be a clear communicator with staff in all situations and ensure that queries are dealt with in accordance with Company protocols
  • Encourage teamwork ethos within the business
  • Ensure that unacceptable performance and / or inappropriate behaviour that does not align with the values of the company is managed and corrective action is taken
  • Participate in one-to-ones and team meetings
  • Internal / External Service Delivery, Technical Skills and Task Management

  • Actively participate in learning and development as instructed by the CFO
  • Give direction to assigned teams as required
  • Ensure compliance with business systems, process and procedures.
  • Support the delivery of a proactive, high quality internal and external service for Finance and Real Estate related matters as instructed by the CFO
