The role of a DirectorOwner Association Management requires an enthusiastic and motivated team player who can juggle multiple tasks co-

ordinate maintenance services with Facility management team s run owner and board meetings and present financial statements for meetings Portfolio Management Ensure all OAM strictly adheres to the directions of law 27 of 2007The Association Manager Role Sustain current business and acquire new OA business beyond the current portfolio Prepare present annual business strategy and tactical plans for the department Establish departmental business processes and procedures Monitor work of team members to ensure quality standards are maintained Ensure all OAMs conduct meetings of the OA Board of buildings in the portfolio as and when required Establish yearly GA calendar for all the OAs Make site visits to all buildings for all portfolios as and when required Liaise with Facilities Management to ensure all essential services for your portfolio are up to date Ensure all Board resolutions requiring action are completed in a timely and efficient manner and present the update on timely manner Ensure all statutory requirements with respect to Jointly Owned Property Strata Law are compiled with Communication Correspondence Ensure that all OAM Issue notices agendas minutes and other correspondence as required Ensure that the minutes are taken by all OAM for each meeting of an association Ensure that the minutes of the meeting are typed and adhere to group policy and procedure Approve and proof read the final copy of the minutes and agendas before they are distributed to the owners or board members Prepare management monthly report s on the operations To ensure monthly reports are issued to all OAs Oversee the distribution of correspondence as required Attend meetings of buildings within your portfolio as and when required File all documentation in accordance with group policy and procedure Financial Management Liaise with Client Accounting Services to ensure you are aware of the financial transactions for the buildings within your portfolio Assist in preparation review and present annual operating and capital expenditure budgets and monitor budget performance for all properties in your portfolio Liaise with the Finance Team to ensure that the service charge budget is prepared and approved on timely manner To ensure that the service charge invoices are sent to the right owners in timely manners To ensure that all default notice reminders are sent on timely manners Review and follow up all levy arrears due each quarter Review financial statements and budgets prior to each owners meetingProfile Summary : KeySkills : Profile Summary : KeySkills : Company Profile : Client of IRIS Executives
