JOB DESCRIPTION Job title : PROJECTMANAGERWork Location : DUBAIDivision / Department : OPERATIONSDEPARTMENTReports to : Title of Manager (not person’sname)DIRECTOR OF OPERATIONS Experience : 10years to 15 yearsGender : MaleNationality : OpenSalary : 15000 AEDto 20000 AED The Project Manager will be able to managethe entire project implementation and its related budget from theembryonic stage to the post-opening assistance.

  • He / she will becoordinating people and processes to ensure that our projects aredelivered on time and produce the desired results and will be thego-to person for everything related to the project'
  • sorganization and timeline. The Project Manager must also beproficient in producing, understanding and verifying technicaldrawings and be experienced with the local rules and regulations,making sure the project is realized as per Client'
  • sexpectations and authorities'guidelines. Managing projects within theestablished scope, schedule and budget while meeting or surpassingstandards of quality.

    Responsible for entire projectmanagement plan including scope, procurement, production, design,communication, cost, time, risk, project human resources, close outetc.

    Ensure health and safety measures are strictly followed atsite. Represent company in all project meetings.Verifyingthe technical aspect of quotes received fromvendors.

    Coordination between client, site,sub-contractors & suppliers.Negotiation of prices withsubcontractors & suppliers and various projectstakeholders.

    Checking of invoices from sub-contractors based on thework done at site. Plan and organize resources in advancefor the assigned site by daily preparation of laborschedule.

    Quality control of work done atsite. Enforce rules, regulations and procedures atsite. Contact the respective regulatory authorities toinspect and comment on the completed fit-out works for the issuanceof occupancy certificate.

    Observe the skills, attitude,attendance etc. of the workforce and rate them monthly to improvetheir performance at site.

    Close out and hand over project.Defendthe company rights based on the contract clauses Educationand / or Work Experience Requirements : Bachelor in Engineering,Architecture or Interior Design.

    Commercially astute,numerate, risk averse & able to accurately forecast projectrequirements.Able to work well within a team basedenvironment.

    Manage and produce accurate formal reports inaccordance with business timetableMulti-tasking, self-motivated,energetic team player with a flexible and adaptable approach towork.

    Have good practical organization skills, planning of resourcesand program schedulingStrong experience in details of majortasksKnowledge of sequence of work, productivity of manpower,machine and tools required for every tasks.

    Strong knowledge in theunit rate cost for major items related to every tasksStrongknowledge of local authorities rules and regulationsIT Literateable to use Microsoft Office and Microsoft Project, Workingknowledge of Autocad.

    10+ years’ experience in ProjectManagement, Fit-Outs environmentMinimum of 5 years’experience in construction management of interior fit-outprojectsStrong technical awareness of commercial and retailinterior fit-out.

  • Good experience in contractual communication withconsultant, clients and sub contractors. Skills andAbilitiesStrong Leadership skillsAbility to work very autonomously,structured and to deadlinesStrong organizational and customerservice skillsProblem analysis and problem-solvingStrong attentionto detail and good analytical skillsGood judgment and analyticalskills;
  • Ability to prioritize and complete a variety of simultaneoustasks with a high level of organization;Communicate informationeffectively, both orally and in writing both internally andexternally;
  • Possess strong work & business ethicsWorkEnvironmentTypical working hours are usually 8am-6pm with an hourlunch break, 6 days a week, but when deadlines approach they may berequired to work much longer hours, including some weekend work.

    The Project Manager may be required to work additional hours tocope with the work load. The role of the Project Manager can oftenbe quite stressful, especially while managing projects with tightdeadlines.

    The Project Manager is expected to keep calm at alltimes and to work effectively under pressure. Manager arealso required to work on site, in a non-air-condition environment.

    The job may be performed both indoors and outdoors in a variety ofsettings including possible hazardous conditions on and aroundscaffolding or a construction site.

    Exposure to loud noises, dust,dirt, and smoke may occur. Protective safety clothing is requiredincluding appropriate construction grade boots, gloves, hardhat,goggles, pants, and shirt are required.

    Activities include extendedperiods of standing or kneeling and extensive work with masonrytools, measuring devices, and machinery.

    PhysicalRequirementsThe Project Manager must be reasonably fit. The jobrequires the Project Manager to travel between sites, to walk onsite extensively and have endurance.

    He might be required to usehis arms to assist the workers, or lift heavyloads.
