We are looking for a SeniorManager, Capital Planning and Projects IMEAto join our fun and energetic Designand Engineering team at the Dubai Corporate Office.
The main role of Senior Manager, Capital Planning & Projects is toplan, execute, and finalize Property Improvement Plans (PIPs) to agreed scope,program and budget in IHG’s Company Managed Hotels, Leased Hotelsandpotential fast track conversion of non IHG Hotels to IHG branded Hotels in IMEA.
This includes engagingresources (both internal as well as external) and coordinating the efforts ofall relevant team members and third party contractors / consultants in order todeliver PIPs according to plan.
The Senior Manager will define the project’sobjectives and support leadership to implement asset stewardship initiativesthat support profitability for owners & brand consistency for guests.
Accountabilities : EstateMapping :
Assist implementation of estatemapping methodologies to help prioritize and target estate transformationefforts. Work with heads of operations to align prioritization.
Support Development of forms andtemplates on salesforce that capture condition of hotel’s key Front of House,Back of House areas and owner’s appetite for capital inducement.
Manage the 5 year Capital planningprocess of IHG’s Managed Estate in IMEA. Working closely with relevant heads ofOperations and Owners.
Support General Managers of hotelsin the preparation of Asset Stewardship documents and presentation to ownersfor owner funded capital projects.
PropertyImprovement Plans :
Manage the development of theProperty Improvement Plan (PIP) ensuring all IHG Brand, quality, property &brand safety standards / requirements are accommodated.
Define project scope,goals and deliverables that support business goals, in collaboration with allstakeholders.
Conduct Design feasibility reviewsfor operating hotels and potential conversions to IHG Brand.
Support the development of detailedcost plans for all agreed PIP scope budget and cost plans usually beingdeveloped by an independent external cost management consultant working onbehalf of the owner (managed hotel) or IHG (owned and leased hotels).
Support sourcing of resources and consultantsrequired to deliver the projects depending on complexity of the projects.
Pre-qualify quality consultants thatcan support preparation of PIPs for Fast Track Conversions. Update CRM system -consultant database to support capital projects.
TechnicalServices Agreement :
Review scope and fees of TechnicalServices Agreements and make recommendations for Director, Capital Planning& projects, IMEA & Asia to approve.
Collections of Technical ServicesFees.
Support the development offull-scale detailed PIP implementation programs.
Track project milestones anddeliverables.
Deliver progress reports to relevantstakeholders.
Conducting post-project reviews,create a recommendations report to identify successful and unsuccessful projectelements to drive improved practice and performance.
Assist in the development of bestpractices and tools for project execution and management.
Promote the implementation andongoing programme deployment of Green Engage and other ROI accretive CorporateResponsibility initiatives in all operating hotels.
Enhancement of CRM System to supportthe operating estate support provided by D&E.
Collect and house marketintelligence on costs to build for refurbishment projects.
Property Assessment Reporting Develop capabilities and tools for existing D&E team to support OperatingHotels FOH & BOH conditions reporting through visual site inspections.
