Job Objective :
To ensure that all the operational delivery aspects ofan assigned service contract, department, section or geographicaloperational area are delivered in an effective, efficient andprofessional manner to the complete satisfaction of all our directand indirect clients.
He is also responsible for making sure thatbuildings and other services meet the needs of the customers.
Also is accountable for services such as generalcleaning, landscape, security and parking in order to make surethat the surrounding environment is in a suitable condition to workand live.
Key Responsibilities :
Manage and control the entireservices, operational activities, deliveries of an assigned servicecontract / department / section or geographical operational area underdirect responsibility including but not limited to Mechanical,Electrical, Plumbing, Fire & Civil Engineering works in themost effective manner.
Motivate and leadsubordinates to execute and perform job responsibilities formaximum productivity while maintaining a high degree ofmoral.
Create and Develop yearly PreventiveMaintenance schedules as required to upkeep the equipment andfacilities of assigned operational areas in optimum operationalcondition at all times.
Act as the directcustomer-facing representative of the assigned contract,department, section or geographical operational area in dealingwith the customer for day to day operational requirement.
Able to attend to clients daily, weekly, monthlymeetings as required, find meaningful remedial / corrective actionswhen responding to client complaints this includes visiting anddiscussing with the client / end user of his / her dissatisfaction / comments.
Escalate matters beyond theoperational responsibility to Contract Manager / DirectorOperations as appropriate.
Responsible indoing periodic progress reports, weekly and monthly reports to besubmitted to the Department Head.
Design anddevelop operational and fit-out procedures taking into accounthealth and safety, quality and environmental concerns.
Ensures that the area is a safe working environment forall staff and subcontractors who are engaged by the company. Alsomust be fully aware of Imdaad / client EHS&Q policies.
Fully responsible for ensuring proper surveying,preparing or checking of snag reports, checking of unit hand over / take over and managing DLP'
s & warranties of allnew facilities that falls within the assigned contract, department,section or geographical operational area.
Ensure that annual staff leave schedule are in place for the comingyear on or before the lapse of the current year and is alsoresponsible for approving the leave request of staffs asrequired.
Ensures the availability of allrequired stock of parts & materials at a minimum level alltimes delivering the required services on time and withinschedule.
Ensures that the buildings andgrounds are maintained that entails daily and weekly cleaningschedules as well as determining and scheduling repairs, renovationworks, waste reduction improvements and safety inspections.
Able to negotiate with outside vendors forsupplies, repairs and other measures aside from overseeinggroundkeepers, maintenance workers and custodial staffs.
Review utilities consumption and strive tominimize costs.
Able to control activitieslike parking space allocation, waste disposal, building security,etc.
Perform other additional tasks assignedby the Department Head.
Requisite Qualifications :
Bachelor's Degree in Engineering or equivalent(Mechanical, Electrical or Civil subjected to the expertiserequirement of the assigned contracts).
Experience Requirement :
Minimum20 years of experience in both Operational and commercial aspectsof FM business, out of which 8-10 years' experience in aManagerial role preferably within the Construction, BuildingServices or Facilities Management industries, and should have atleast 4 years experience in managing the delivery of complex highvalue & high end contracts.
SkillSets Required :
Ability tocommunicate effectively - both verbally and in writing.
MS Office proficient and able to use other FM Systemsoftware.
Excellent organizational andleadership skills.
Track record of managingand developing people.
Good analytical / critical thinking.
